Campaign Creation: Google Search Ad
In this video, I am going to explain step-by-step how to set up a Google Ads campaign and how to research your keywords.
- Go to the tab ‘Advertise’ and click on ‘Google Search’.
- Click on ‘Edit Prompt’.
- Click on Edit Prompt.
- Website: the direct link to the property.
- Brand name: address of the listing.
- Describe what you are advertising:
- Go to ChatGPT and insert the following prompt: Give me a 100-character advertising summary for this property I am selling.
- Copy all the information on your website about the listing and paste that into ChatGPT.
- Copy the advertising summary ChatGPT wrote for us and paste that into ‘Describe what you are advertising’.
- Make any changes in the copy and headlines as needed, make sure that you include the name of the neigborhood in the ‘Headlines’ and that this is also clear in the Descriptions.
- Targeting: we are going to delete all the suggested keywords inside Roya.
- You are going to Google Keyword Planner (https://ads.google.com/intl/en_ca/home/tools/keyword-planner/) or go to ads.google.com, sign in with your account. Click on the left side on ‘Tools’; ‘Keyword Planner’ and then ‘Discover new keywords’.
- To find good keywords you are going to follow these steps:
- Start Broad: Enter general terms like “buy a home,” “real estate agents near me,” or “property for sale near me.”
- Refine Further: Add location-specific phrases, e.g., “luxury homes in [city],” “houses for rent in [neighborhood] near me,” or “condos for sale in [area].”
- Search Intent: Consider what your audience is likely searching for, such as “how to buy a home near me” or “top real estate agents near me.”
- Use Google’s Suggestions: Review related keyword suggestions generated by the tool for additional ideas.
- If you don’t have any ideas for keywords, go to ChatGPT and ask for recommendations for what you are advertising.
- You are going to click on the location and make sure you have the right location on there. After that, you are going to click on ‘Get Results’.
- Choosing your keywords:
- Search Intent: Prioritize keywords that match what potential clients would use when actively seeking real estate services, such as “buy a home near me” or “real estate listings [city].”
- Search Volume Trends: Look at the average monthly searches and filter out keywords with sudden or irregular spikes in searches (may indicate seasonal trends).
- Affordability: Choose keywords with high relevance but a manageable CPC based on your budget.
- Search Volume: Check for keywords with consistent average searches over the past 3 months or a big increase! (indicates steady demand).
- Refinement: Use insights to exclude irrelevant keywords and add variations like “best real estate agents near me.”
- Select about 15 relevant keywords.
- Add ‘Negative Keywords’. To select negative keywords, ask ChatGPT. Go to ChatGPT and give it the following prompt: “I’m running Google Ads for [insert industry or campaign focus, e.g., real estate home valuation]. Can you suggest a list of negative keywords to exclude irrelevant traffic? Please focus on terms that indicate unrelated intent, low buyer intent, or searches that don’t match my services, such as free options, jobs, or DIY guides.”
- Review the selection and add all the relevant ones to Roya.
- Location: include the ‘Location’; select by Radius, put in the address and select 25 miles/kilometers and click on ‘Add’.
- Website: toggle on the show on Google Maps.
- Budget: include your budget.
- Optional: give your campaign a relevant name. e.g. the listing address.
- Launch your campaign!
- If you don’t want to launch it yet: click on the arrow next to ‘Launch Campaign’ and save it as a draft. You can find your drafts in the tab Advertise. If you scroll down, you see ‘Drafts’.
